1. Resolve through negotiation If the parties involved in house leasing have any disputes over the rental of the house, they shall resolve it through negotiation;
2. If negotiation fails, civil litigation or application for arbitration shall be settled in accordance with the civil litigation or arbitration application stipulated in the house rental contract.
(1) Application for arbitration to resolve issues Arbitration is a legal way to apply to the arbitration committee to resolve the dispute when a contract dispute or other property rights dispute occurs between citizens, legal persons or other organizations. However, if the parties resolve the dispute by arbitration, both parties should voluntarily agree in advance or reach an arbitration agreement afterwards. If there is no prior agreement in the contract and the two parties have not reached an arbitration agreement afterwards, and one party applies for arbitration, the arbitration committee will not accept it. On the contrary, if both parties reach an agreement in the contract in advance or reach an arbitration agreement after the fact, the court will not accept the arbitration and it will have the effect of a judicial act. After the judgment takes effect, the parties shall not file a lawsuit with the People's Court for the same dispute.
(2) If the parties agree to resolve the litigation in the house rental contract or fail to reach an arbitration agreement after the dispute occurs, they may directly file a civil lawsuit with the People's Court. If a party to the lease fails to perform its obligations stipulated in relevant laws, resulting in the termination of the lease contract, the party that fails to perform its obligations shall bear civil liability in accordance with the law; if the other party or a third party causes property losses or personal injuries, it shall bear the liability for compensation in accordance with the law.
