What are the procedures for house sale and transfer?

1. The buyer knows the condition and property rights of the house, while the seller provides legal documents including house ownership certificate, ID card and other legal documents.
2. If the house provided by the seller is legal, the buyer and the seller sign a house sales contract. After reaching an agreement on the property rights and transaction price, house delivery time, house delivery, property rights treatment, etc., the two parties sign at least three copies of the house sales contract.

3. Buyers and sellers apply to the real estate transaction management department and accept the review authority to verify relevant documents, review property rights, and go through transfer procedures. Cases without property rights or partial property rights will not be accepted.
4. According to the property rights of the house being bought and sold and the object of purchase, the contract shall be declared step by step according to the approval authorities set in advance by both parties.

5. Determine tax liability based on the nature of the transaction house.
6. Complete the property rights transfer procedures. After the buyer and seller register the property rights change at the real estate transaction management department, the transaction materials will be handed over to the issuing department. The buyer will go to the issuing department to receive a new property rights certificate with the notice of receiving the house property rights certificate.
7. After signing the house sales contract with the seller, the buyer and the seller go to the lending bank to handle the loan procedures. The bank reviews and evaluates, and then approves the buyer's loan. After both parties complete the property rights registration change, the buyer obtains the property ownership certificate and issues the loan.

8. The buyer receives the house title certificate. After paying all the house payments, the seller delivers the house and pays all property fees, the second-hand house sales contract between both parties is completed.
