When does the term of property ownership begin? What four aspects does it include?
In practice, according to regulations, the land use rights of ordinary houses are valid for 70 years from the date of purchasing the land use rights of the plot. Moreover, the property rights of the house are generally not allowed to be recalculated. Therefore, whether you are buying a first-hand commercial house or a second-hand house, you must pay attention to the remaining useful life to avoid additional losses.
For example, the useful life of first-hand commercial housing is actually calculated from the time the developer receives the land use rights. By the time the home buyer gets the house, two or three years have passed. If the property rights of the house expire, it must be renewed in time. The specific methods for renewal are as follows:
1. If necessary, land users should submit an application for renewal to the land management department based on social and public interests, and it should be approved.

2. If the land user fails to apply for renewal, the state will take back the land use rights free of charge and the ownership of the real estate on the land will naturally disappear.
3. If the land user fails to approve the renewal in accordance with the law (that is, to take back the land use rights according to the requirements of social and public interests), the state will take back the land use rights free of charge, but for the above-ground properties, appropriate compensation will be given based on the residual value when the land is taken back.
