One item in the demolition compensation is compensation for transitional fees. The transitional subsidy is the temporary resettlement rental fee given by the demolished party after demolition.
Today we will learn how the demolition compensation transition fee is calculated
Article 31 of the State Council's Regulations on the Administration of Urban House Demolition shall pay relocation subsidies to the demolished persons or house lessees.

During the transition period, if the demolisher or lessee arranges their own accommodation, the demolisher shall pay temporary resettlement subsidies;
If the demolisher or lessee uses the transitional housing provided by the demolisher, the demolisher will not pay temporary resettlement subsidies.
The standards for relocation subsidies and temporary resettlement subsidies shall be stipulated by the people's governments of provinces, autonomous regions, and municipalities directly under the Central Government.

In different regions, taking Shanghai as an example, there are three main types of transitional subsidies. The specific standards are as follows:
(1) Standards for temporary resettlement subsidies:
1. If the demolished house is to be exchanged for future housing, the demolisher, the demolished person and the lessee shall agree on the temporary resettlement transition period in the demolition compensation agreement. During the agreed temporary resettlement transition period, the demolisher shall pay the temporary resettlement subsidy to the demolished person and the lessee in accordance with the regulations. The payment standard shall be calculated based on the construction area of the demolished house at 10 yuan per square meter per month.

If the monthly rate per household is less than 600 yuan, 600 yuan will be paid.
2. If the temporary resettlement transition period exceeds, the demolisher will issue an additional temporary resettlement subsidy on the original basis. If the temporary resettlement subsidy exceeds 3 months (inclusive), an additional 50% will be issued;
If it exceeds 3 months, 100% will be added
(2) Moving subsidy standards:
The demolisher shall pay moving subsidy to the demolished persons and house lessees, which shall be calculated as 12 yuan per square meter of the construction area of the demolished house. If the subsidy is less than 500 yuan per household, the fee shall be paid at the rate of 500 yuan.

If you switch to an off-plan property, the bill will be doubled and paid in full in one go.
(3) Residential facility relocation fee standards:
Telephone relocation fees, gas disassembly fees, and cable TV relocation fees are subject to current relevant regulations;
The air conditioner disassembly fee is 400 yuan per unit;
Water heater disassembly and assembly fee:
300 yuan per unit;
The relocation costs of electric meters above 10 amps approved by the power supply department and funded by the demolished persons and lessees shall be compensated in accordance with the current relevant regulations.

In practice, there are also situations where the transition fee for demolition compensation is unreasonable. The demolished persons can also obtain their reasonable compensation through legal and formal procedures.
